Developer Applies to Add to TND: 137 Unit Retirement Community Adds to 697 Unit TND

PUD SubmissionB    On October 8, just two weeks before a trial in which Central residents challenged the density approved for the 697 residence Shoe Creek TND, the project’s developers applied to expand the project to include another 137 units.  The added housing is a proposed retirement community, and the only entrance to the additional 137 units is through the TND.
    The project is located on 19 acres connected to the south boundary of the TND and is being marketed as “Claiborne at Shoe Creek”.  The project, a Planned Unit Development, is described as being “in a residential Traditional Neighborhood Development.  The project is on November’s Planning and Zoning agenda, where it will be heard before it comes before the City Council for approval.
    The size of the development will require a traffic impact study, and that traffic will flow entirely through the adjacent TND.  The traffic study submitted for the Shoe Creek TND has been called into question because it included a connection to the Morgan Place subdivision which the City Council had previously denied.
