The result of the Beaver Bayou Flood Risk Analysis study is in, and it is BIG, because $2 million is a lot of money. The study shows that over 2,000 HOMEOWNERS IN CENTRAL should likely be removed from flood zones A and AE and placed in Zone X where they should no longer be required to carry flood insurance. With flood insurance premiums averaging over $1,000 per year and expected to rise, the savings to Central homeowners could easily exceed $2 MILLION PER YEAR. This is not a reduction in taxes, or a savings in City expenditures, it is real increased disposable income for these Central families.
Before anyone spends any of this potential savings it is important to understand that this study must be reviewed and accepted by FEMA before it will benefit Central homeowners, and that may take a year or more. GEC, the engineers hired to do the study, will be at City Council next Tuesday to explain the study and answer questions. The meeting is at 6PM at Kristenwood and is open to the public.
Kathi Cowen, a Central resident and Certified Floodplain Manager, came up with the idea to have the study performed and approached all five Central Council Members. Council Member Aaron Moak saw the potential value to the citizens and actively worked to secure the $35,000 in funding needed for the study. Reached for comment Moak shared that he is “excited about the results and what this can do for our citizens.”
Based on the study the following subdivisions should be entirely removed from the floodplain: Amber Lakes, Burlington Lakes, El Ranchitos, Huntington Park, Jackson Place, Magnolia Lakes and Rambling Oaks. Subdivisions partially removed include: Biltmore, Bridlewood, Gates at Burlington, Cedar Mill Run, Central City, Crystal Place, Gates at Burlington, Hidden Creek, Jackson Park, Northwoods, Oakberry Estates, Pinewood Sherrington Place, Twin Oaks and White Oak Run.
